Tenant FAQS

Where are you located?

Our office is located at 2395 3rd Street NW, New Brighton, MN 55112. 


How long are the lease terms?

We offer 12-month leases.


What if I only need a 6-month lease?

We do not allow 6 months leases. After one year you will have the option to renew for another year or go month-to-month. 


What utilities do I pay? How much does that cost?

Residents are responsible to pay for electricity, and if you want cable/interenet/phone. 

We pay for heat, hot and cold water and trash removal. 

Utility bills are based completely on usage. On average, residents can expect to pay between $45-$150 for electricity. Cable/Internet/phone is based on the company you use. 


Do you send me a bill each month - Utilities, Rent, Etc? Mateer Properties does not send individual bills. You may call or come into the office to look at your bill or refer to your tenant portal. Tenants will receive monthly bills from Excel Energy.


What are you requirements to rent an apartment an apartment?

Please refer to our rental criteria provided online or by the office when you fill out an application.


How can I hold an apartment?

To hold an apartment, you must pass a background check, sign all lease paperwork and place your deposit. 


How much is the background check?

The background check is $45. We only run background check if you plan on signing a lease.  


How much is the security deposit?

The security deposit is no less than $500 or you may be asked to pay more depending on income and credit scores. 


What is your pet policy?

We allow cats only. It is a $25 charge each month to have a cat. 


Where should I park my vehicle?

We have parking available for each tenant. If there is one lease holder you will be asked to park in the garage with a permit. If there is more than one lease holder we will provide you with an outdoor parking permit.


Where can my guests park?

Guest parking is located by the lower garage area. Guests can park there for one day maximum. If guest are staying longer than a day please contact the office for a extended parking permit.


What should I do before moving into my new unit?

Be sure to know your move-in date. The office will set up your electricity for you on the move-in day. Be sure to call the cable/internet provider that you wish to use and set up an appointment. 


When is rent due?

Rent is due on the 1st day of the month. Residents have a grace period until the 5th of every month. Any balance after the 5th will aquire a miniumum of a $50 late fee.


What type of on-site security do you provide?

We have cameras at every entrance of the buildings, in the garages and other various places. 


What are the office hours?

The office hours are from 9AM-4PM. After hours emergency line is avaiable. 


How can I pay rent?

Residents may pay rent by dropping a check/money order in the office drop box. Residents may also pay rent online via the tenant portal, or you can sign up for ACH.  We accept all major credit cards through our rental partner. 


How do we get notified for snow removal?

We will send out e-mails to each tenant informing them about snow removal, and we will post signage on the front and back doors of the buildings. 


Can I paint my apartment walls?



How do I put in a maintenance request?

Residents may call the office (651)636-3744, come into the office, e-mail, or submit a work order online through our tenant portal. 


What do I do if i'm locked out of my apartment during/after hours?

Tenants may come to the office during day hours to be let in to the building and their apartments. They must provide a photo ID. After hours, tenants may call the emergency after hours line, a $100.00 charge will be assessed for after hour lock outs. 


Can I have packages delivered to the office if i'm not home?

We will accept packages if the office is open. However, at the end of the day your package will be put outside of your apartment door unless you make different arrangements by contacting the office. This varies by location, please check with the office to see if your building qualifies. 


What can I have on my balcony?

Outside furniture, please do not hang clothes/towels/etc on balconies. You may not have a grill/pool toys/or bikes stored on balconies. Varies by location.


Can my guest use the amenities?

Yes, however anyone using the amenities must be accompanied by a tenant.


Can I have a grill?

No. Tenants may only use the grill provided on site. You cannot grill on balconies or patios.

When looking for an apartment, make sure you ask the following questions:


  • How much is the rent?
  • Do they need a security deposit? How much?
  • Do they need first month's rent? How about last month's rent?
  • How long is the lease?
  • What is the penalty for terminating the lease early?
  • Is there an application fee? How much?
  • Are utilities included?
  • Can you sublet?
  • Do the people in the rental office seem intelligent / seem like they care?
  • Who does apartment maintenance and how do they handle it? Are they on call 24/7?
